Sowerby Gateway has been chosen as Hambleton District Council’s preferred option for development within the Local Development Framework. Yorkshire-based developer, Castlevale, together with Broadacres, is proposing to submit a planning application for permission to develop the site and bring the scheme to life.

The site

The proposed site is located to the south west of Thirsk (with Sowerby). It comprises 56 hectares of land which sit either side of Topcliffe Road, bound to the north by Green Lane (bridle path), to the west by the East Coast Mainline/TransPennine Rail Link and to the south and east by Topcliffe Road.

The site has been identified by the Council to help it deliver its requirements for residential and employment land and in response, Castlevale has developed comprehensive plans to create a strategic expansion of Thirsk and Sowerby over a 15 – 20 year period. The proposed mixed-use development comprises residential and commercial space, shops and a neighbourhood centre, along with land allocated for community use, including playing fields, allotments and a new primary school.

The vision

Our vision is to create a thriving and sustainable community which, forming a natural extension to Thirsk & Sowerby, will be supported by employment opportunities, community facilities, open areas and green spaces.

Our plans aim to deliver a community that will weave into the existing fabric of Thirsk. Phase 1 will comprise 108 residential dwellings, 40% of which will be affordable housing aimed at the local community, in addition to 5,000 sq m of light industrial starter units.

At the end of the 15 – 20 year period, the scheme will include 920 high quality and environmentally sound homes, 40% of which will be affordable, alongside 13 hectares of employment land and a neighbourhood centre providing retail, leisure and health care facilities.

Further land has been allocated for a new primary school and 7.8 hectares have been set aside for community use. This includes recreation, community parks, allotments and associated cycle, car parking, public open space areas and landscaping.

We have consulted experts in traffic flow, transport infrastructure, environmental planning, sustainable energy and other aspects of long term integrated community planning to ensure we develop the best possible future solution for the growth of Thirsk under the government’s plans.

This comprehensive approach to growing the community and its resources will allow us to create a thriving and fully supported extension to Sowerby and Thirsk, bringing with it an abundance of economic and social benefits for the town.
